Westerville offers something that can be hard to find in a growing metropolitan area: an established community with mature neighborhoods, a walkable historic district, extensive parks and trails, strong employment centers and convenient access to Columbus.

Located northeast of Columbus in both Franklin and Delaware counties, Westerville is home to approximately 40,000 residents. The community is especially known for Uptown Westerville, its extensive park system, Otterbein University and its proximity to Polaris, Easton, I-270 and I-71. The City of Westerville reports that it is also just 10 miles from John Glenn Columbus International Airport.

One thing buyers should understand is that a Westerville mailing address does not necessarily mean the property is located within the City of Westerville or Westerville City Schools. The school district extends beyond the city into portions of several surrounding communities and townships. When comparing homes, it is important to verify the municipality, school district, property taxes and services for the specific address.

Westerville Housing Market

Westerville continues to be one of Central Ohio's more competitive established suburban markets. Buyers are attracted to the combination of location, schools, parks, employment access and a wide variety of housing that ranges from older homes near Uptown to traditional suburban neighborhoods, condominiums, townhomes and newer construction on the edges of the community.

Recent 2026 market data illustrates that demand remains strong, although buyers have more choices than they did during the extremely low-inventory market of a few years ago. That means pricing and condition matter more.

For sellers, the important number is not simply Westerville's overall median sale price. Home values can vary considerably depending on the neighborhood, school assignment, age of the home, updates, lot, condition and even which side of a major road the property is located on. A well-prepared home priced correctly for its immediate competition can still attract buyers quickly, while an overpriced or dated home may sit considerably longer.

What Types of Homes Will You Find in Westerville?

One of Westerville's strengths is the variety of its housing stock. Unlike some of Central Ohio's newer suburbs, Westerville wasn't built during one period.

Closer to Uptown, buyers will find older homes with character, mature trees and easy access to restaurants, shops and community events. Throughout the city are established neighborhoods built primarily from the 1960s through the 1990s, along with ranch homes, two-story homes, condominiums and townhomes.

Farther north and east, buyers will find newer housing and communities extending toward Genoa Township and the Hoover Reservoir area. This is also where understanding boundaries becomes especially important because a Westerville address can include homes outside Westerville city limits or in a different school district.

For buyers relocating to Central Ohio, this can be an important distinction. Westerville feels less like a collection of subdivisions and more like an established town with its own center, history and community traditions.

Parks, Trails & Recreation

Westerville calls itself a “City Within a Park,” and its park system is a significant part of everyday life here. The city maintains more than 650 acres of parkland and approximately 51 miles of recreational trails. According to Westerville Parks & Recreation, 95% of city homes are located within a half-mile of a developed park.

Residents have access to neighborhood parks, playgrounds, sports fields, the Westerville Community Center and an interconnected bike and walking trail system. Hoover Reservoir, along the eastern side of the community, adds boating, fishing and outdoor recreation, while nearby Inniswood Metro Gardens and Sharon Woods Metro Park provide additional options.

For buyers who place a high value on trails, parks and outdoor recreation without giving up suburban convenience, this is one of Westerville's strongest advantages.

Westerville Schools

Westerville City Schools serves a much larger geographic area than the City of Westerville itself, including portions of Franklin and Delaware counties. The district includes residents of Westerville as well as portions of Columbus, Genoa Township, Blendon Township and other surrounding jurisdictions.

Because district and attendance boundaries do not follow ZIP codes neatly, buyers should verify the assigned schools for any home they are considering rather than assuming that a Westerville address means Westerville City Schools.

Employment & Location

Westerville also benefits from a substantial employment base of its own. The Westar area near Polaris has developed into a major corporate district and includes the global headquarters of Vertiv and the North American headquarters of DHL Supply Chain, among other employers.

For homeowners, that matters because Westerville isn't dependent solely on people commuting into downtown Columbus. Its location provides access to major employment centers around Polaris, Easton, Columbus and the broader Central Ohio region while also supporting jobs within Westerville itself.
